  1. Blue Diamond #2308 – Sophistication, Amenities, Location & Lifestyle. The 08 line faces North with high floor views of both the Intracoastal and the Atlantic. The 08 line has sold from $926k to $1.150M over the last 6 months so this value is spot on!
  2. JADE Beach #802 – 1 bedrooms on & facing the ocean direct are hard to come by. Jade accomplished that with a direct East facing ocean view on a fully furnished turn key condo. Value wise, this B2 model is the best deal 12% less than other B2 models. Closed Sale Values (unfurnished) hover mid-$900’s.
  3. La Perla #4108 – Location, Views, Space. La Perla is not a premier building and yet the views & values for oceanfront makes this hard to pass up. A corner residence with endless & captivating SouthWest views. This building allows Monthly rentals which is rare along with public beach parking in the South parking lot for about 35 cars. Closed Sale Values hover $825k to $900,000.
  4. La Perla #601 – This low floor condo faces directly East over the ocean and new Sunny Isles Beach Pier & Restaurant. There are only a few like this and at over 1,700SF, surely to be ample space.
  5. Moravia #110 – this selection was based solely on its most desirable South Beach (SoBe) location. A 1959 building completely restored with modern luxury just 2 blocks to Ocean Beach Park between 2nd & 3rd Streets. The buyer of this style condo should also see amazing South of Fifth (SoFi) Miami lofts before making the purchase.
  6. Ocean Four #2002 – “Urgent Sale.” We like these comments and with the last 02 line selling for $1.070M, this condo deal is spot on! The 02/B Model faces North with great unobstructed views far above Florida Ocean Club.
  7. St. Tropez #23C – an oldy but goody (1999) and not to be confused with St. Tropez Sunny Isles Beach. This stand alone gem sits in what some consider a replica of the old South Beach Ocean Drive. A luxury building yet in a vintage North Beach (NoBe) environment. Shopping and restaurants are just steps away and while the building is considered oceanfront, you have to cross Ocean Terrace to access the beach. Views are ‘excellente’ here both morning & night. Closed comparable sales hover $900k to $1M.
  8. Trump Tower I #2605 – The first tower of three with direct West views facing the Intracoastal and City of Miami including the Downtown Skyline from this high floor. Recent Sales hover $829k to $890k on lower floors.
  9. Trump Royale #2101A – One of my favorite locations with over 17 Acre’s on the Trump Grande development parcel. Every amenity you could ask for, 4 restaurants, 4 pools, guard gated and A rated service. This South West view faces the City of Sunny Isles, Aventura and the Intracoastal waterways. Recent sale comparables here hover high-$800’s on lower floors.
  10. Waverly at Surfside #1225 – An intimate boutique highrise within an up & coming location.  Amenities are simplified here while privacy and direct East views to the ocean predominate.  With buildings such as Waverly, resale & turnover don’t happen often.
