If you watched the most recent season of The White Lotus, you already know what Anantara feels like — even if you didn’t know the name of the resort where it was filmed. The season was shot at an Anantara property in Thailand, and what came through the screen was a specific quality of hospitality: unhurried, sensory, rooted in a particular place and culture rather than the stateless luxury that characterizes most global hotel brands. That quality — immersive, longevity-oriented, drawing on centuries of Thai healing tradition — is what Minor Hotels is now bringing to 3601 Biscayne Boulevard in Edgewater, Miami, in the brand’s first United States address.
Anantara Miami Resort & Residences is not the fifteenth branded tower to announce in Miami this year. It is something more specific: the first building in the country to carry a brand whose global reputation was built on a fundamentally different hospitality philosophy than the automotive-luxury or fashion-house associations that define most of Miami’s current pre-construction pipeline. Understanding what that difference means in a residential context is the point of this guide.
ONE Sotheby’s International Realty is the sales team for Anantara Residences Miami. I am part of that team. Contact me directly for current pricing and availability — I’ll give you the most accurate picture of where the project stands.
What Is Anantara Residences Miami?
Anantara Miami Resort & Residences is a planned 50-story, 650-foot mixed-use tower at 3601 Biscayne Boulevard in Miami’s Edgewater neighborhood — at the convergence of Edgewater, the Design District, Wynwood, Midtown, and Miami Beach, positioned as the gateway to the city’s high-rise district. The project is being developed by Tower 36 Owner, LLC in partnership with One Thousand Group and Minor Hotels, the Bangkok-based hospitality company that owns and operates the Anantara brand across more than 500 properties in 50-plus countries.
The building combines three distinct residential and hospitality products across its 50 floors:
- 100 private condominium residences on Levels 24 through 46, plus Penthouse Residences on Levels 47 through 49
- 120 resort residences on Levels 11 through 23, with optional management by Anantara Hotels & Resorts, allowing owners to participate in the hotel rental pool
- 50 hotel suites on Levels 8 through 10, managed by Anantara Hotels & Resorts
Architecture is by Kohn Pedersen Fox with ODP Architects as architect of record. Interiors are by Studio Patricia Urquiola — her first residential project in the United States. Landscape design is by P Landscape, a Bangkok-based studio rooted in a distinctly Thai sensibility of calm, immersive environments shaped around water, greenery, and movement, with EDSA as the landscape architect of record.
The building is designed to Florida Green Building standards and aligned with both International WELL Building and Fitwel principles — certifications that go beyond aesthetics into measurable occupant health outcomes, consistent with the project’s longevity positioning. Delivery is targeting 2030.
The Development Team: One Thousand Group’s Miami Track Record
One Thousand Group — the Miami-based firm led by co-founders Kevin Venger, Louis Birdman, and Michael Konig — has delivered over 10 million square feet and more than $8 billion in completed projects, including One Thousand Museum by Zaha Hadid, Four Seasons Residences Brickell, Regalia, Paramount on the Bay, and Ten Museum Park. Villa Miami is currently under construction.
That track record matters specifically for buyers evaluating Anantara as a pre-construction commitment years from delivery. One Thousand Group has delivered One Thousand Museum — a building whose structural complexity, the GFRC exoskeleton fabricated in Dubai and assembled on-site, was documented by PBS’s Impossible Builds as one of the most technically demanding residential construction projects ever attempted — to the standard that Zaha Hadid Architects required. The same ODP Architecture & Design that collaborated on One Thousand Museum is the architect of record here.
KPF’s portfolio includes One Vanderbilt in New York, Shanghai World Financial Center, Lotte World Tower in Seoul, International Commerce Centre in Hong Kong, and Roppongi Hills Mori Tower in Tokyo — a body of work that positions Anantara among the most architecturally credentialed pre-construction offerings currently active in Miami.

The Brand: What Anantara Actually Is
Most buyers evaluating Miami’s branded residence pipeline have never stayed at an Anantara property. Most have stayed at a Four Seasons, a St. Regis, or a Waldorf Astoria. The hospitality experience those brands deliver — excellent, consistent, urban, service-oriented — is genuinely different from what Anantara is known for globally, and understanding that distinction is what separates this building from every other branded tower in the current Miami pipeline.
Anantara, meaning “without end” in Sanskrit, is a 25-year-old luxury brand rooted in Thailand, with 60 hotels and resorts across 24 countries spanning Asia, Europe, the Middle East, Africa, the Indian Ocean, and — with this Miami project — the Americas for the first time. The brand’s philosophy is expressed through what it calls Nam Jai — a Thai concept translating to “water from the heart,” describing a genuine expression of kindness, generosity, and intuitive hospitality that anticipates needs before they are spoken.
That philosophy is not a marketing claim about service standards. It is a description of a hospitality culture that the brand has built over 25 years in destinations from the Maldives to Oman to Italy — and it translates into a residential product that is oriented around wellbeing, recovery, and longevity in a way that no other building in Miami’s current branded residence pipeline has attempted at this scale.
Miami is Anantara’s American flagship — not a flag plant, not a licensed brand extension managed at arm’s length. The building the brand has chosen to introduce itself to the American market, with the full weight of its design and hospitality philosophy behind it, rather than a licensed brand extension managed at arm’s length.

The Building: Floor by Floor
The Anantara Miami tower’s floor-by-floor program is the clearest illustration of how the building integrates hospitality and residential life rather than simply stacking them:
- Ground Floor: Experiential motor court and separate residential and hotel lobbies
- Levels 2–4: Residential parking and private garages
- Level 5: Hotel amenities
- Level 6: Vitality and Longevity Center — 30,000 square feet overlooking Biscayne Bay
- Level 7: Dedicated residential amenities — 25,000 square feet, 7 levels above the city
- Levels 8–10: Hotel suites
- Levels 11–23: Resort Residences — 120 units across 13 floors
- Levels 24–46: Condominium Residences — 100 units across 23 floors
- Levels 47–49: Penthouse Residences
- Level 50: Private rooftop helipad and MEP
The separation of hotel suites (Levels 8–10) from Resort Residences (Levels 11–23) and Condominium Residences (Levels 24 and above) is architecturally deliberate. Condominium owners on the upper floors of the tower have private, separate, and secure arrival lobbies dedicated exclusively to them — they do not share lobby infrastructure with hotel guests. The amenity separation between Level 7 (residential-exclusive) and Level 5 (hotel amenities) operates on the same principle.
The Condominium Residences: What Ownership Looks Like
The 100 private condominium residences on Levels 24 through 46 are the building’s pure ownership product — no hotel rental pool, no shared access with transient guests, complete privacy within the tower’s upper residential floors.
Overview: Three-, four-, five-, and six-bedroom floor plans across quarter-floor, half-floor, and full-floor configurations. Private, separate, and secure arrival lobbies dedicated to the Residences.
25,000 sq ft of private resident amenities on Level 7:
- Expansive private pool with hot and cold plunge pools
- Lushly landscaped sun deck with multiple lounge areas
- Private management offices
- On-premise bank vault with safe deposit boxes
- Private residents’ fitness center
- Game room and entertainment lounge
- Residents’ private club room
- Wine room and tasting lounge
- Private dining room
- Private conference room
- Multimedia theater room
- Private video conference pod
- Podcast studio
- Children’s playroom
- Full access to resort amenities
- Membership to the Vitality & Longevity Center
Residence features:
- Open floor plans with light-filled interiors and deep terraces designed to extend living spaces outdoors
- Vitality-focused design with in-residence red light therapy and sauna options
- Floor-to-ceiling energy-efficient glazing wall system
- Studio Urquiola-designed furniture package options
- Flex-space options for offices, libraries, and well-being rooms in select floor plans
- Lighting control system with circadian options
Kitchens:
- Studio Urquiola-curated European kitchens
- Stone countertops and backsplashes
- Wolf appliance package with dual-fuel ranges
- Built-in Sub-Zero refrigeration, freezer, and wine refrigeration packages
- Herb-grow option available
- Faucets by Studio Urquiola
Primary bathrooms:
- Oversized spa-style bathrooms with large soaking tubs
- Open walk-in showers with rain head and handheld body spray
- In-suite sauna options and red light therapy options
- Plumbing fixtures and trim by Studio Urquiola
The in-residence red light therapy, sauna options, and circadian lighting system are specifications I have not seen in any other building covered in this guide series — they represent the longevity philosophy applied directly to the interior design of the private home rather than limited to a shared amenity floor. A buyer who takes longevity seriously as a daily practice does not have to leave their residence to access these protocols.
The Resort Residences: Ownership with Optional Hotel Management
The 120 resort residences on Levels 11 through 23 offer a different relationship between ownership and the hotel’s operating infrastructure. One- and two-bedroom floor plans, with optional management by Anantara Hotels & Resorts, allowing owners to participate in the hotel rental pool when not personally in residence — generating income from the Anantara brand’s hospitality infrastructure without the operational complexity of self-managing a rental property.
Resort Residence features share the same Studio Urquiola-designed kitchen specification, Wolf and Sub-Zero appliance package, and spa-style bathroom standard as the condominium residences above. The key practical distinction is the management optionality — and the fact that resort residents are on Levels 11 through 23, below the condominium residences, with their own residential lobby access and semi-private elevators.
For buyers evaluating the Resort Residences specifically as an income-generating asset, the Anantara brand’s 25-year track record in luxury hospitality across 60 properties is the most relevant credential — not just as a brand name but as an operational management team with demonstrated ability to maintain occupancy and average daily rates at the prices its properties command globally.

The Vitality & Longevity Center: 30,000 Square Feet on Level 6
The Vitality & Longevity Center is the amenity that distinguishes Anantara Residences from every other building in this guide series. Spanning 30,000 square feet on Level 6 overlooking Biscayne Bay, it is a four-pillar health infrastructure combining movement, clinical vitality protocols, nutrition, and rest and recovery into a single integrated offering.

Movement Center:
- Strength and functional training studio equipped with Technogym
- Indoor and outdoor yoga and stretching spaces
- Pilates and reformer studio
- Boxing and Muay Thai training spaces
Vitality Center:
- Vitality concierge consultation rooms
- Health and longevity protocols
- IV vitamin and mineral therapy lounge
- Cryotherapy room
- Colonic hydrotherapy
- Hyperbaric oxygen chamber therapy
- Phlebotomy lounge and advanced diagnostics
- Functional, muscular, and skeletal diagnostics
- Multi-aesthetic treatments
Nutrition Center:
- Juices and tonics bar
- Herb and medicinal tea bar
- Health and vitality nutritional café
Rest & Recovery Center:
- Individual and couples treatment rooms
- Himalayan salt hammam
- Communal sauna and steam spaces
- Experiential rain shower room
- Red light therapy zones
- Multiple hot and cold therapy pools
- Thalasso therapy pool
No building in this guide series has a cryotherapy room, a hyperbaric oxygen chamber, a phlebotomy lounge, or a Himalayan salt hammam as standard amenity infrastructure. These are clinical longevity protocols that have until now been accessible only through dedicated medical wellness facilities — not as an included amenity of the building where you live. For buyers who actively invest in longevity health practices, the cost-of-access argument for Anantara Residences is measurable: the annual cost of these protocols individually at third-party facilities would, in many cases, approach or exceed the carrying cost difference between Anantara and a comparable tower without them.

The Nam Jai Services: What Daily Life Actually Looks Like
The building’s service infrastructure — branded as Nam Jai Services — extends well beyond the amenity floor into the daily operational life of residents. From the purchaser guide:
- On-site estate manager
- 24-hour valet and security services
- Private house car services within a defined radius of the resort
- Scented towel service on arrival and departure
- Vitality concierge services
- Housekeeping services
- Car wash and detailing services
- Dog grooming and walking services
- Property maintenance while traveling
- Plant care and maintenance
- Childcare services
- Travel, airline, hotel, and car rental reservation management
- Airport and ground transportation arrangements
- Private rooftop helipad access
- Helicopter charter services
- Personal shopping in the Miami Design District
- Padel club access
- On- and off-premise restaurant reservations
- On-premise and in-residence spa and wellbeing treatments
- Laundry, dry cleaning, and alterations
- Private shopping and activity arrangements
- Rapid-charge EV charging stations
- Stargazing experiences
The estate manager and house car service are the two most practically significant items on this list for buyers relocating from New York. In Manhattan, equivalent services are assembled ad hoc through a combination of a building concierge, a personal assistant, and a black-car account. At Anantara, they are integrated into the building’s service infrastructure and available from day one of occupancy.
Location: 3601 Biscayne Boulevard
At 3601 Biscayne Boulevard, Anantara Residences occupies the first tower position in the area to offer unobstructed northern views over Biscayne Bay — a specific geographic distinction that the developer’s materials highlight, and that results from the building’s positioning at the northern boundary of the Edgewater high-rise cluster.
The building sits at the convergence of Edgewater, the Design District, Wynwood, Midtown, and Miami Beach — walkable to the Pérez Art Museum Miami, the Phillip and Patricia Frost Museum of Science, the Adrienne Arsht Center for the Performing Arts, and the restaurant and gallery concentration of Wynwood and the Design District. Personal shopping in the Miami Design District is listed as a Nam Jai service — not incidentally: the building is designed to treat the Design District as a living amenity rather than a distant destination. For the wider neighborhood picture, see the Edgewater luxury neighborhood guide.
The I-195 causeway adjacency — visible in the renderings — is the honest tradeoff at this location. The building’s northward Biscayne Bay views are unobstructed, specifically because it sits at the causeway’s foot. That infrastructure also provides the direct westward connection to Miami Beach that the brochure’s description of “overwater connection to the beach” references. Buyers who have evaluated the broader Edgewater corridor will already be familiar with this tradeoff — it’s the same consideration that applies to several buildings along this stretch of Biscayne Boulevard.
Anantara vs. the Competition
Anantara vs. One Thousand Museum: The most meaningful comparison in the developer’s own portfolio. One Thousand Museum is the Zaha Hadid residential skyscraper in Downtown Miami — delivered 2019, 84 residences, a Pritzker Prize architect’s only Western Hemisphere residential building. Anantara is the same developer’s next major chapter — KPF architecture, Patricia Urquiola interiors, 220 total residences across two product types. The buildings serve different buyer profiles: One Thousand Museum attracts the architectural art-collector buyer for whom Hadid’s permanent singularity is the primary credential; Anantara attracts the longevity-lifestyle buyer for whom the wellness infrastructure is the primary differentiator. Both are defensible positions. They are not the same building.
Anantara vs. Waldorf Astoria Residences Downtown Miami: Both are supertall towers in the Greater Downtown Miami market targeting 2029-2030 delivery with global hospitality brand partnerships. Waldorf Astoria offers the hotel’s established American brand recognition and the $50 million penthouse benchmark. Anantara offers the longevity wellness infrastructure, the Thai hospitality philosophy, and a builder track record that includes One Thousand Museum specifically. Buyers who have evaluated both will find the deciding factor is almost always the wellness positioning — buyers who have integrated longevity health practices into their daily lives will read the Vitality Center specifications and recognize something they have not seen anywhere else in the Miami market. Both are pre-construction purchases, which means pricing cannot yet be checked against closed resales in the building. The new construction versus resale analysis shows what that premium has cost buyers in recently delivered Miami towers.
Anantara vs. Baccarat Residences Brickell: Both are pre-construction branded towers from developer teams with strong Miami track records (Related Group and GTIS at Baccarat, One Thousand Group at Anantara). Baccarat starts from $1.2 million for one-bedroom configurations. Anantara’s pricing is not yet publicly listed — contact me directly. The lifestyle philosophies are entirely different: French crystal heritage and a riverfront restaurant at Baccarat, Thai wellness tradition and a 30,000-square-foot longevity center at Anantara. The buyer choosing between them is making a lifestyle philosophy decision as much as a real estate decision.
Who Is Buying at Anantara Residences Miami?
The buyer profile for Anantara Residences is more specifically wellness-oriented than any other building in this guide series — and that specificity is not accidental. One Thousand Group has explicitly described the project as responding to “growing demand for restorative city living” and positioned the longevity infrastructure as the building’s defining credential rather than its hospitality brand alone.
The primary buyer is a UHNW individual or family who has already made longevity health practices a significant part of their daily investment — who holds memberships at longevity clinics, has an established relationship with functional medicine practitioners, and who currently pays separately for cryotherapy, hyperbaric oxygen, IV therapy, and nutritional programming. For this buyer, Anantara’s Vitality & Longevity Center is not an amenity to be assessed against a pool deck and a fitness room. It is an infrastructure they are currently assembling at significant ongoing cost across multiple third-party providers, now available under one roof where they live.
The secondary profile is the international buyer from a culture with deep familiarity with the Anantara brand — buyers from Southeast Asia, the Middle East, and Europe who have stayed at Anantara properties in Thailand, Oman, or the Maldives and who specifically sought a Miami address that carries the same hospitality philosophy they associate with those experiences.
