Just Sold by Ashton Coleman at 1125 Buttonwood & 1130 Pin Oak Hollywood, Florida. This complex transaction will be an example to reflect on for years. Initially listed in June, we immediately received a full-price offer on the townhome, and yet the owner could not find a replacement property in time for a fast closing. We removed the townhome from the market and, fast-forward two months later, relisted with high hopes of selling fast as a new replacement property had been secured.
The unfolding of this sale and purchase was complex and, with precision in the orchestrated sale process, went off without a hitch! It went like this… 1125 Buttonwood found an interested buyer, and yet because of the intricacies and savings from not needing a loan to purchase 1130 Pin Oak, the Seller (my client) was able to offer a reduction on his property. This discount occurred after 3 days of discussion, strategy, and negotiations.
1125 Buttonwood & 1130 Pin Oak – The End Goal
Closings scheduled for just a few weeks later, the Buyer sold her home on the morning of Monday, November 19th, and, using those funds, bought 1125 Buttonwood that afternoon. With her furniture on a moving truck, we negotiated that my client has a single day post-occupancy to take the proceeds from the sale of 1125 Buttonwood and use them to purchase 1130 Pin Oak that following morning of November 20th. He avoided needing a loan, and everything went according to plan.
We delivered my client his keys at 11 am and, upon moving his furniture out that afternoon, delivered the new owner of 1125 Buttonwood the keys at 5 pm so the furnishings could be moved into her new home a day before Thanksgiving. Could you imagine if someone had dropped the ball just before the Holiday? I couldn’t, and with efficiency, I guided everyone to a safe landing and an awesome trade-up for my client.
