    You’ve got something special and JADE Ocean was built to set new records at a higher price point than any others… however 2009 is a different market; based on 7 recent closed sales from last 90 days your estimated value is $740-840 per square foot or $2.1 – 2.4M. You would likely choose to price it higher based on your own sale price but I believe other A line units will be in this price point soon enough. JADE Beach units price to sell are now down to $480 psf. So far this year, only 6 condos have sold (via MLS) in Sunny Isles/Bal Harbour over $1.7M with an average square footage of 2440, average ppsf $702, average days on market at 159 and a sale to list price ratio of only 84%. These 6 towers include One Bal Harbour & Bellini only as Turnberry Ocean Colony has dropped in value significantly at an avarage selling price per square foot in 2009 of $510.. I believe it’s an opportune time to be buying at Turnberry Ocean Colony! I’m also excited for JADE Ocean and KNOW it will set records for Sunny Isles Beach.
