Below, we will be reviewing the latest real estate trends and comparing the luxury oceanfront market from the October 2012 Condo Index to today’s updated 2013 Sunny Isles Condo Index including premier oceanfront condo towers such as AcqualinaJADE OceanJADE Beach, Turnberry Ocean ColonyTrump PalaceTrump RoyaleOcean FourSayanTrump TowersPinnacle & Millennium. What will be analyzed more specifically in this Miami blog post are luxury oceanfront condo buildings, statistics & new 2013 trends for the most desirable luxury condo towers along the coastline of Sunny Isles Beach.

Sunny Isles Beach Condo Index (2013)

As of September 5th, we are noting 608 total condos for sale in Sunny Isles Beach up 8% from the October 2012 Condo Index. In the last 30 days, there have been 57 total closed sales. In the last 90 days, 242 condos have sold averaging $385 per square foot with a 95% Sale to List Price Ratio and 107 days on market. In the same 90 day period of October 2012, there had been 297 condos sold averaging $354 per square foot (Sold values Up 8% over October 2012) with a 98% Sale to List Price Ratio and 123 days on market.

Sunny Isles Beach Condo Index Summary

Wow, what a difference we’ve seen in values during this last 11 month period! Sunny Isles Beach condo inventory is hovering 608 total condos for sale while property values have increased considerably (14% SP$PSF Average) over the last year. The average buyer discounts along with the number of days it takes to sell a condominium have also decreased considerably. These luxury oceanfront condo towers sustain very healthy inventory figures as shown above with less than an average 4.8% available. Each building & property tells us a different story on sales and trends while the bottom line is that the Sunny Isles Beach condo market has shown major signs of improvement (since 2009) into what is now a strong seller’s market on oceanfront real estate. It’s still an awesome time to buy Miami Beach real estate as long as you and the family will enjoy the property for years to come. Miami Dade County Beaches are in big demand and a very desirable place to call home.
