If we look at Closed Sales in each of the 5 locations above, we find Sales Figures on a sale price per square foot (SP$/PSF), average buyer discount and total number of homes sold from JAN 1st to JUN 10th:

  • 2011 – 392 total home sales – Average price per square foot (SP$/PSF) = $279 w/9% average buyer discount. Average Sale price $1.009M
  • 2012 – 419 total home sales – Average price per square foot (SP$/PSF) = $295 w/7% average buyer discount. Average Sale price $1.040M (5% Appreciation)
  • 2013 – 524 total home sales – Average price per square foot (SP$/PSF) = $344 w/4% average buyer discount. Average Sale price $1.158M (14% Appreciation)
  • 2014 – 455 total home sales – Average price per square foot (SP$/PSF) = $426 w/7% average buyer discount. Average Sale price $1.537M (19% Appreciation)

Summary:

Appreciation is quite significant year over year while homes sales are down 13% from 2013-2014. Now may be a great time to own. Check with me at a later date to see how these trends continue.
