Porsche Design Tower Sunny Isles Beach is a very special development. In a cyclical market, the optimal time to buy is soon after delivery during the aftermath when speculator resale inventory takes shape. Then we have ample open doors to seek & secure super deals. Now is that time and it’ll be here until inventory goes from 33% down to <10%.
I showed a few options last month and was impressed by the futuristic look of the building, the spacious residences, and the exceptional amenities throughout. It’s not just for a Porsche aficionado, looking for his Batman-styled, bachelor pad but a well-thought-out hassle-free home with a lot to offer new owners given today’s coastline values on new construction. The entry was impressive with ample space to drive up along with valet, front desk, and concierge who were friendly & professional each with a smile on their face as if they were happy to be at work and accommodate.

The Porsche Residences:
Many of the available options today are decorator ready (raw interiors) whereas there are also select finished models selling the entire renovation package aka turn-key. The kitchens came in multiple cabinet designs and the master bathrooms had a very large (dual head) shower; more, please!
Modern, sleek, and complete, I truly liked everything about the residences both inside & out, especially the park-bench style seating found within the rooftop pools allowing you to sit comfortably in the terrace pool to look out over the horizon and enjoy the skyline scenery. The ‘winter kitchens’ (b/c cooking outdoors is so much better in Miami’s cooler months) were also a great addition with large terraces to fully entertain, relax, and inspire!
The Porsche Amenities:
My favorite unique amenity was the laser beam shooting from the ceiling of the co-ed Spa allowing cool ice to fall into your hands from above. Imagine that after the sauna! 😍 My second favorite would be the race car simulators 🏎 I didn’t get a photo of either but the Spa was very nice as were the amenities throughout.
If you don’t already know about the Dezervator, you should know this alone was the game-changer with this development placing the Porsche Design Tower & Mr. Dezer (developer) on the map for the most unique car elevator allowing your vehicles their very own sky garage adjacent to your condominium – fast delivery is an understatement! Quite frankly, I’d love this development just the same even without the Dezervator feature but it’s here for those who won’t allow anyone else to park their car.
The Porsche Views:
What is crucial and in many cases unavoidable, is to find a Porsche residence that has limited obstruction of those gorgeous Atlantic ocean & City views. To the North, you must be on a higher floor over Millenium condos which rises 33 stories high. To the South, we now have Turnberry Ocean Club significantly obstructing the Million$ views. The West facing views are awesome and there are ample options which offer either direct ocean with limited obstruction or wide open west facing City views.
Ask yourself, are you a morning person or an evening person? For those wanting both, let’s find you a flow-through floorplan elsewhere.
The Porsche Deals:
With so many great property options available for sale this year at Porsche Design Tower Miami, the condo deals are abundant. Today, there are 40+ Porsche condos for sale out of 132 (33% inventory) which simply means the buyer’s call the shots.
The average list price per square foot (LP$/PSF) is $1,634 with a median list price value of $6.825M. Four sales have occurred (via MLS) and while we will not include the $25M Porsche penthouse sale, the other three that sold had a median sale price value of $4.850M (Med. LP$/PSF $1,274 psf). The Porsche Design Tower market report shows just 1 sale in the last 180 days with super values noted. Bold buyers are getting excellent value with the last sale trading for less than $1,000 psf!
