Can You Time the Miami Real Estate Market? Buyers and sellers will often drive themselves crazy, contemplating the best time to buy or sell while trying to time the market. Everyone prefers to buy low while selling high during each market cycle (see Summer vs. Winter). However, even the most skilled real estate investors will tell you there are certain factors to consider but do find it rare to hit the bullseye of peaks and valleys.

So how does one time the market to buy low or sell high?

Miami Real Estate Market – Inventory Absorption

  1. Is it a buyer’s or seller’s market? Simply do the opposite of the majority.
  2. How many months of inventory? Look at the absorption rates.
  3. Study SP$/PSF values & general trends.
  4. Look at the average sale price to list price ratios (SP/LP%, aka buyer discounts) and push that figure to a % you’re comfortable with.
  5. Upon being educated & unemotional, be bold in making several offers, stay optimistic and wait patiently – many sellers are given a few days at best to answer an offer. Still, they may need a few weeks to make it work.
  6. Look at the horizon of what’s to come in South Florida, think long-term, buy right and hold – the population influx is rising along with beautiful new residential towers; after all, it’s ‘The Magic City.’

Selling a Home or Condo in Miami-Dade County.

  1. Is it a buyer’s or seller’s market? Simply do the opposite of the majority.
  2. Hire an area expert with the market knowledge and experiences far outweigh the tax-deductible expense. Not only do you get what you pay for, but the experience utilized during a property sale carries tremendous weight in elevating your net proceeds at closing.
  3. Price your property correctly so that you are ‘IN’ the market and not ‘ON’ the market – with effective marketing in place, leave it active, making pricing adjustments with your representative during any noted market shift and/or from lack of activity and offers.
